Stratus Data Centres ("Stratus"), a member of the EXS Capital Group ("EXS"), is a data centre property platform led and managed by an experienced, specialist management team with over 20 years of proven track record in DC property investments, development and management.
We have worked with a number of global investors to identify and secure exclusive access to DC projects and tenants through existing relationships, with capability to provide comprehensive products that meet tenants’ needs.
We are not a DC operator and do not compete with tenants in colocation business. We aim to be the long-term property partner of our customers, leverage our expertise in sourcing sites outside their home markets, securing power & planning, and developing build-to-suit DCs in multiple locations across Asia Pacific & Europe, achieving true “resource augmentation” for global hyperscalers and DC operators.
EXS is an independent investment firm dedicated to Asia Pacific with offices in the Cayman Islands, Hong Kong and Singapore, led by Eric Solberg, a 30 year Asia investment veteran, and a pedigree team.
EXS sponsors private equity investments into real estate businesses in partnership with expert management, either local developers or sector specialists, with the goal of building high-valuation market leaders.

Eric is Chairman of Stratus and Founder, Chairman and CEO of the EXS Capital Group, an independent private equity investment firm dedicated to Asia since 2007. Eric has been involved in the Asian private equity industry since 1991; as an investor, investment banker and entrepreneur, he has invested, advised and raised investor capital through several full business cycles. EXS specializes in leading private equity style investments into Asian real estate developers and platforms, with a track record including Stratus Data Centres, SonKim Land and many other leading groups.
Prior to EXS, he was partner and head of Japan at CVCI Asia, Citigroup’s proprietary private equity group, where he led investments resulting in the founding of Shui On Land and Asia Broadcast Satellite. Prior to CVCI, Eric founded and ran the Strategic Capital Group, where he advised Harbin Brewery, eventually sold to Anheuser-Busch for US$800 million.
Eric started his career in finance at Wasserstein Perella & Co in New York. Educated at Harvard, Princeton and Stanford Business School’s Executive Program, Eric also speaks Japanese.
Managing Director, EXS
Roland is a Managing Director at EXS Capital Pte Ltd and has been involved with international real estate investment for over 23 years, the last 10 of which have been spent in Singapore.
Prior to joining EXS Capital, Roland was a Senior Principal at AEPim in Singapore for c. 10 years, directly involved with financing and oversight of Securus Data Property Fund, a Pan-Europe/Asia data centre fund, whose assets formed the majority of the portfolio of Keppel DC REIT, the first pure-play data centre REIT in Asia (listed on SGX in December 2014).
Roland was also responsible for investing and managing a USD$250m family office mandate, and a senior member of Basil Property Trust, a commingled investment fund that acquired and managed assets in Singapore UK and Australia.
Prior to moving to Singapore, Roland was based in the US and was a Director within Citigroup’s Commercial Mortgage Finance department where he originated, structured and funded over US$1.1 billion of real estate financings.
Roland holds a BSc. (Surveying) from Trinity College Dublin and is a Member of the Royal Institution of Chartered Surveyors (RICS).
Co Founder &
Global Head of Property
Nigel is a seasoned property professional with over 30 years’ experience, with the last 20 dedicated to Data Centres (DCs). He has led the successful construction of major DC facilities in Europe and America, from identifying and acquiring sites, appointing consultants, to overseeing construction and commissioning.
In 2001, he founded Spire Technology, a DC property development company that acted as a long-term development partner of a Forbes listed UHNW investor from Hong Kong. At Spire Technology, Nigel developed several DC facilities that served major multinational corporations including Fujitsu, Colt, Marsh, Unisys Corp, and the Royal Bank of Scotland. Other notable projects Nigel has been involved in include the development of Skyline 3000 in America and Australia, where he undertook a major DC consolidation programme with IBM, as well as formulating and implementing a £300 million DC strategy for British Telecom (BT), involving 13 DCs across Europe.
Nigel started his career as a valuer at Richard Ellis Adelaide in 1986. He holds Bachelor of Applied Science in Property Resource Management from the University of South Australia.
Chief Financial Officer
Chris joined EXS Capital since 2013 and has been dedicated to the founding of Stratus. Chris is responsible for property and site acquisitions, due diligence, transaction structuring, execution, post investment management and financial management for Stratus.
Prior to EXS, Chris has over 10 years of experience in banking and held various positions at global financial institutions including JP Morgan and Citigroup, where he led the financial control, risk management, operation and technology functions.
Chris started his career as a Fin-Tech specialist in 1997 and was the original architect of the online trading platform for boom.com, the first online stock broker in Hong Kong that offers multi-lingual stock trading services in 12 exchanges.
Chris graduated from the Hong Kong University of Science and Technology, holds a Master degree in Information Technology, and is bilingual in English and Chinese.
Partnerships & Leasing
Jarrett advises Stratus on its Go-to-Market strategy and strategic tenant relations with hyperscalers and strategic data centre operatring partners. He has over 30 years of experience in the data centre & telecommunications industry, having successfully grown both mid-sized and multi-billion global companies.
Jarrett has a successful track record in leading private equity & technology companies to accelerate growth globally, with a focus on emerging global markets – Hyperscale Data Centre platforms, Fiber Networks, Subsea Cable Systems for cloud & mobile networking and Edge services to support distributed architectures to the towers and buildings. Jarrett is currently the CEO of Appleby Strategy Group LLC a CEO and board advisory business for digital infrastructure that works with leading private equity and technology companies. He is currently on the Board of Directors for Sunguard AS a leading managed services company, Unitas Global an IT Services company focused on managing hybrid cloud and connectivity services and the Blackstone Group as a Senior Advisor.
Prior to joining Stratus, Jarrett served as Chief Operating Officer at Digital Realty Trust (DRT), and was responsible for corporate strategy, global operations and service delivery, including data centre, design, construction & operations, supply chain and procurement, service innovation and product management & development. Before DRT, Jarrett was Chief Operating Officer at CoreSite a US Data Centre Operator and the Chief Marketing Officer at Equinix, where he helped to grow revenues from under US$700m to US$1.8b within four years.
Infrastructure & Power
Rob advises Stratus on its energy & sustainability strategy including design and delivery. He has over 15 years of experience in developing data centre energy & sustainability solutions for hyperscale and owner/operator data centre facilities around the world.
Prior to joining Stratus, Rob held a senior position in Digital Realty Trust (DRT) as Vice President of Engineering and Global Solutions, leading their engineering, network and infrastructure teams in support of business solutions, with responsibilities across property acquisition, design and construction, technology deployment and sales.
Prior to Digital Realty Trust, Rob was heavily involved, as a consultant, in the strategic and evolutionary planning of Global Data Centre Operator, Mobile Network Operator and Tier I Internet Service Provider platforms.
Rob received his degree in Electrical Engineering from the University of the Witwatersrand and is a Chartered Engineer with the United Kingdom Engineering Council.
